By creating an account or using PropertyClosets, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the service.

The service

PropertyClosets is a software tool for creating photo-documented property inspection reports, collecting e-signatures, and sharing PDFs. Features may change as we improve the product. Availability is provided on an "as available" basis.

Not legal advice

PropertyClosets is not a law firm and does not provide legal advice. Reports, templates, timestamps, watermarks, and signatures are documentation aids designed to help you record condition and support your position in a dispute. They do not guarantee legal enforceability, court acceptance, or compliance with any particular state or local landlord–tenant rule. You are solely responsible for following applicable law.

Your responsibilities

• Provide accurate account information and keep access to your email secure.
• Only upload content you have the right to use, including photos of properties you manage or inspect.
• Obtain any consent required before collecting tenant personal data, signatures, or dwelling photos, and handle that data lawfully.
• Do not abuse the service (including automated account creation, mail bombing, or attempts to access others' data).

Accounts & deletion

You may request deletion of your account by emailing [email protected]. We may suspend or terminate accounts that violate these Terms or pose a security risk.

Disclaimers & limitation of liability

THE SERVICE IS PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. TO THE MAXIMUM EXTENT PERMITTED BY LAW, PropertyClosets IS NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOSS OF PROFITS, DATA, OR BUSINESS OPPORTUNITY ARISING FROM YOUR USE OF THE SERVICE. OUR TOTAL LIABILITY FOR ANY CLAIM RELATING TO THE SERVICE IS LIMITED TO THE GREATER OF (A) THE AMOUNTS YOU PAID US FOR THE SERVICE IN THE TWELVE MONTHS BEFORE THE CLAIM OR (B) ONE HUNDRED U.S. DOLLARS ($100).

Changes

We may update these Terms. Continued use after the "Last updated" date constitutes acceptance of the revised Terms.
